Best Realtor in Kirkland WA: What the Right Agent Does That You Cannot See on Zillow

If you search 'best realtor Kirkland WA' right now, you will get a list of names, a star rating, and a review count. That is useful up to a point. What it cannot tell you is whether the agent standing in a Kirkland home actually knows what they are looking at.

I have been selling and building on the Eastside since 1987. Nearly 200 custom homes, a lot of them right here in Kirkland and the surrounding neighborhoods. That background changes how I walk through a property, and it changes what I can do for you on both sides of a transaction.

Here is what that looks like in practice.

What a builder-realtor notices that a generalist often does not

Most agents walk through a home and think about finishes, layout, and price per square foot. Those things matter. But when I walk through a Kirkland home, I am also reading the structure.

Is that foundation crack cosmetic or something to look at more closely? Is the framing on that addition consistent with the rest of the house, or did a previous owner cut corners? What does the roof condition tell me about what's been deferred? What does the lot gradient say about drainage and future build potential?

None of that shows up in a Zillow listing. And if your agent has never built a house, they may not know the right questions to ask either.

For buyers, that means I can help you think clearly about what a repair estimate should actually look like, what is worth negotiating, and what is genuinely fine. For sellers, it means I know what to address before we list, what to leave alone, and how to talk to buyers who bring their own inspector through.

Why Kirkland specifically matters here

Kirkland is not a uniform market. You have teardown-and-rebuild potential in some pockets, established mid-century homes updated in layers, newer construction near the waterfront, and everything in between. The range of what a home actually represents, structurally and financially, is wide.

Kirkland also sits at the center of the Eastside market. Proximity to Bellevue, Redmond tech corridors, and 520 access means buyer demand here tends to hold even when surrounding markets soften. That is context that matters when we are pricing your home or deciding whether to wait or move.

I have represented buyers and sellers in Kirkland across many market cycles. The neighbourhoods, the quirks, the things that matter to buyers in each price tier- I know them because I have been working here for a long time, not because I ran a zip code search.

The Zillow problem for Kirkland sellers

If you are thinking about selling, the automated estimate you see on Zillow is a starting point, not a strategy. Kirkland homes vary enormously in what drives value: view, lot size, school assignment, walkability to the waterfront, remodel quality, and yes, construction quality underneath the surface.

A Zestimate averages those things across thousands of comps and cannot weight them the way a buyer actually will. I can. And because I build homes, I also understand what things cost to fix, to update, and to replicate, which means I can talk to buyers (and their agents) from a position of real knowledge when price or condition comes up in negotiation.

What working with me actually looks like

I offer a full commission-back guarantee: if you feel I have not earned it, we talk about it. That is not a marketing line; it is how I prefer to operate. I would rather have you tell me early than leave unhappy.

If you are buying, I will walk every property the way I walk a build site. I will flag what I see, tell you what it means, and help you make a decision you feel confident about.

If you are selling, we will start with an honest conversation about your home, what it is worth, what to do before we list, and what the market is actually telling us right now.
